Floor & Skirting Mastic and Sealant

Perimeter joints are what make a new floor look finished. They also absorb movement, so they need the right sealant applied at the right width.

What the work involves

Perimeter beads run between flooring and skirting, architrave or wall, sized to the gap so the line stays even along the full run.

Thresholds, door frames and level changes are sealed where dirt and moisture would otherwise collect.

Expansion and movement joints in larger floor areas are detailed with a flexible sealant rather than a rigid filler.

Problems this solves

  • Visible gaps left along skirtings after a floor is laid
  • Dirt and water collecting in open perimeter joints
  • Rigid filler cracking as the floor moves
  • Uneven or discoloured beads on an otherwise good floor

Typical applications

  • LVT, engineered timber and laminate perimeters
  • Tiled floors, wet rooms and utility areas
  • Skirtings, architraves and door thresholds
  • Floor-to-frame junctions and level changes
  • Commercial floor movement joints

Areas covered

Portsmouth and the surrounding South Coast, including Southsea, Fareham, Gosport, Havant, Waterlooville, plus Hampshire, West Sussex and East Sussex.

FAQs

Common questions

Do you seal perimeters after a floor has been fitted?
Yes. This is common work for us once flooring is down and skirtings are in.
Can the sealant match the flooring or skirting colour?
Yes — beads are usually matched to the skirting, the floor or the grout, depending on which reads best.
